Hello all

In a sticky situation as a tenant. The apartment has been sold only heard about it on the day.

My landlord sold to another agency just the day before I was to hand my moving notice in
It's almost been a month and I've had no communication from the new agency other than an
Emergency contact number. According to the tenancy agreement I need to give them 2 months notice
It was a 6 month short hold agreement. I have been living here for 3 years and 6 months.
We move in just over a month. Have I been dropped in ot still waiting to hear from the new agency

Many thanks

If the original fixed term of the agreement was 6 months and it hasn't been formally renewed to another fixed term, then it would appear as though it's now a Statutory Periodic Tenancy.

With a SPT the notice period a Tenant must provide a Landlord is "at least 1 month"... 2 months cannot be enforced, the clue to this is in the name "statutory"... statute.

Have you not phoned the emergency contact number? The remote possibility of you having to pay extra rent when it's not due would constitute a kind of emergency... it's not like you're phoning 999 and asking the Police to deliver you a McDonald's, is it?

You can do a bit of checking here - https://england.shelter.org.uk/housing_advice/private_renting/ending_a_periodic_tenancy

Hi thank you for the reply massive help.

I have now got a another number that goes straight to voicemail. And the emergency contact hangs up on me. I have emailed them with the address they provide to no avail yet. This new agency does not have an website and it's not clear what there address is.
