Dodgy boiler

I have been renting a 5-roomed contained building for a number of years (less than 10) from which I run my business through. The landlord feels the boiler is in the region of 15 + yrs old. The heating would not come on the other day & the landlord arranged an inspection straight away. If there are any repairs/replacements to the  boiler, do I have to pay for them or is it the responsibility of the landlord? I feel sure that I may have been caught out in the past but have been too polite (wimpy!) to challenge. I'm sure I pay for the property's building insurance which I have a feeling is the landlord's responsibility. I would be grateful for any advice. Thank you.

The repairing aspect of the lease and contribution to building insurance do sound more like standard commercial clauses.

It will be in your lease. You may be able to challenge the lease if it is commercial, with an argument that in part it is residential and could be covered by an AST.
