26 year old boiler (Baxi Solo 30/4 RS)

Hi this is my first post so sorry if this has already been covered somewhere else.

I am currently finding my self in a dispute with my landlord due to only recently receiving my first Gas Safety Check since moving in 7years ago. The person who came to complete the check was a friend of my landlord and he has signed it off as safe and efficient. I am not convinced as my research in to the boiler a Baxi Solo 30/4 RS, shows it was manufactured in 1993 (26 years old) and has an efficiency rating of 68.0%.

Is this boiler legal

It would be unlawful to install that boiler.  So if your landlord replaces the boiler, then he must do so with a more efficient one.  But there's no legal minimum efficiency for an existing system provided that it's been signed off as safe by a Gas Safe Engineer.

If your landlord hasn't carried out a gas safety check for the previous 6 years, consider reporting him to the HSE, who may well prosecute him.  The downside is that you'll likely have to move out of your house.

I am leaving the property so I have now got some legal advice and will be reporting him to the HSE.
