First time tenant

Hello all,

my family and I are hoping to move to a 3 bed rental property and wanted to ask how difficult that could be with no deposit and no rental history/references (living with family for last 12 years)

Does anyone know if landlords consider tenants like this or are our chances pretty much zero?

You may have trouble with Agents who follow a process to reference people and it's not likely you'd pass. Individual Landlords may look at things differently and may be willing to "take a chance". It's the no deposit bit that may scupper you. It implies you cannot save and you are living on the edge, therefore the next logical conclusion to draw is that you might have trouble paying the rent. Is it fair? Possibly not, but it's a fair question to ask why you've not got a deposit.

Thank you for responding, I appreciate it.

The lack of deposit is only at this present time as we have been actively saving and will have deposit and any of the other fees needed within a few weeks.

We are able to provide the documents needed to clarify our ability to pay the rent too.

Having a dog seems to be our biggest hurdle judging by what I've seen since we decided to rent, although after researching private renting, the guarantor may be an issue for us as we are unsure if we have anyone we could ask.

You seem to be saying... no money for deposit, no money for fees, dog, no Guarantor.

Tough ask. But all you can do is try. I mean, not trying would be the worst, right? It is quite a competitive market out there, but that doesn't mean you should have to settle for some semi-legal hellhole. Just set your own expectations realistically, if anything positive happens then that's good.
