My niece is renting a flat from a so called friend who is in the process of evicting her, the problem is that the owner of the flat seems to think that she can enter the flat any time she chooses using a spare key to show prospective buyers and the estate agent photographer etc. around.
Does she have the right to do this? And what steps can I take if she does

In short no this is not right.

What you can do about it? It really depends on how much you want to foster any sense of co-operation for fear of a bad reference etc.

Change the locks, let it go on as is, and in between communication and compromise, its her choice which option to look at.

Goodness, that's terrible.  Most tenancy agreements refer to 'quiet enjoyment' of the property.  Also, notice is legally required for a landlord to enter a property.  Has she been to Citizens Advice??
