Renewal of Tenancy Agreement - Yes or No

Hello. My 12-month Tenancy Agreement expires in a month. (on october 26) Today is the deadline to state if I would like an extension. I really don't know what to do. What is better - moving to rolling tenancy or extending of current TA. If I ask for an extension, do I risk it being used to change the conditions to my detriment? If I decide to initiate this extension, is there any sample form I can use? Thanks in advance!

In theory another fixed term gives you more security but, at the moment, your landlord would have to give you six months' notice (and it's never been less than two months' notice) so you're not gaining a lot.

Your landlord (again in theory) gets the security of knowing he's got a tenant for twelve months but, in reality, if you're a decent tenant and he's a decent landlord, neither one of you has any reason to end the tenancy, so letting it roll into a Statutory Periodic tenancy is fine.
