Hi,

I moved into a new apartment a couple of weeks ago and came across a few minor areas that need to be repaired and some access codes/fobs for the building's facilities weren't handed out to me.
I've reached out to the letting agency several times via phone & email to ask about the status of the the repair requests and when they'll hand over the access codes/fobs but they usually just brush me off on the phone saying they'll get back to me via email which they never do.

On our phone calls they've hinted that they can't authorise any works without the approval and money from the landlady, but I don't really trust them anymore due to their poor customer service. Therefore, I'd like to contact the landlady directly to check who is actually stopping repairs from happening.

In my rental contract I can only find the agency's name but not my landlady's.
So I've asked the agency to provide me with the name & address of the landlady (which seems to be my right, according to section 1 of the Landlord and Tenant Act 1985).

Nevertheless, the agency refuses to provide me with the details.

Do you have any advice on whether they're acting in a legally compliant way and whether there's a different way to get in contact with my landlady?

Did you previously post about the use of the gym and sauna? If so,they obviously won't be rushing to deal with that for the next four weeks.What exactly are the minor repairs you refer to? Not everything is the duty of the landlord,and non-urgent matters will not take priority.Making several phone calls in just a couple of weeks over small matters makes me wonder if you are just making a nuisance of yourself.You can find out who owns property from The Land Registry,in return for a small fee.   

I am pretty sure the landlord's name does have to be on the tenancy agreement.  The agreement is between the landlord and tenant.  The landlord's UK address also has to be on the agreement but this can be the managing agents details.

The landlord is paying the agent to manage their property so there's always the possibility that they won't welcome you tracking them down and contacting them directly.

During these difficult times maybe it's best to not be kicking off about little things.  If you want to take it further maybe write a letter of complaint to the manager at your agent.

If "In my rental contract I can only find the agency's name but not my landlady's." is the case, who does the tenancy agreement actually say is the landlord???

Make your request to the Agent in writing. Follow the process. Why are you phoning them? You want things done by the book, so do things by the book yourself. 21 days, criminal offence, fine.

Too complicated  !!!

That's the legal process. The Agent doesn't have to respond to a verbal request.
