i took a rental out in December 2016 AST, my contract has never been renewed , no wmy landlord says it is now a periodic contract and they want to put the rent up 30% and get me to sign before the 1st December. They have failed to do any work since i moved in and its in dire need. please advise

If the tenancy is periodic, there's a specific form they can use to put the rent up (and you can appeal to a rent tribunal if they do).

You don't have to sign any new agreement at all, if the tenancy is now periodic it can continue like that.

The landlord can also serve notice if you can't reach an agreement as can you.
