Hello,

We have an oil tank - when we moved in it was on the order now level, it's under that level now but min order is 500L that would make it half full, so we would be giving away free oil, obv we don't want to do that anyone encounterd this before?

Also we have an open fire told we need to clean the chimley before check out - we haven't really used it as we have the central heating, should we clean it!?

We have a coal store that was full of old coal dust and a bit of coal it's pretty much the same only we cleaned the dust away so now looks like less coal - could they really try and charge for coal?

End tenancy info States we will not be able to re enter to put anything right so we would have to pay extra fees to the agent if everything isn't perfect (never heard of this clause)

Another interesting point they claim if any mail arrives after we leave it will be dessposed of..... We will we setting up a re direct but if any slip through it seems they will just bin it! Am sure that is not right nor legal am pretty sure any mail not addressed to you should not be interfered with.

Advice on these matters would be so helpful and much appreciated :)

Have you phoned companies to see if you can collect small quantities of oil?  Failing that I suppose you could put diesel in the tank and no one would be any wiser.

Chimney, up to you, told to sweep it, if you don't they could try and charge I suppose.  You could say its done and jump onto word and make an invoice?

They could charge you for coal.  Why not buy a bag or 2 and scatter it to make sure?

End of tenancy is the end of tenancy, I wouldn't let T's back in after it's ended.  You could ask for a pre inspection maybe a little time before?

Mail issue is just them being an arse.  At least get them to agree to return to sender.

My Landlord has been very unreliable since the day I signed the lease,never fulfilling promises made to have the house in order for me moving in and I have reason to believe I will not get my deposit back as they don't seem to operate professionally in general. I have asked my LL if my deposit is protected and they said yes but when I asked where? I got no reply. My last months rent is due soon, I know that legally they should have given me all the info at the beginning and there should be no problem in telling me where it is. What do I do in this situation I don't particularly want the hassle but have had enough of being taken for a fool with this particular LL. I know I can take him to court if I don't receive my deposit which Ive been told I will receive by bank transfer  ten days after check out. Also they didn't do an official inventory but are saying they will go through the inventory i never signed one but do know exactly what should be in home and will be leaving it all intact and in good order, Its just that he hasn't been true to his word about anything so have no reason to trust now. Any help appreciated finding it stressful, and I need the money back. I am in Scotland.
