Hi,

I am a single person who is thinking to rent an apartment an rent out one of the rooms to save some money rather than renting just a place to my own. However, most of shared properties are housing 4 or more people which could be busy and noisy and plus that I wont know the people whom I am moving in with. So I have decided to rent a 1 bedroom with a sperate reception and a bedroom or a flat with two bedrooms and look for an extra person to rent out a room to them.

I am looking for a place in areas like Barking, upton park, east ham, Stratford or Maryland in London. I just wanted to see if this is a risky move, would it be easy to find a tenant in these areas and if I can really get a reasonable rent for renting out a room in a 1bedroom flat with a separate reception. and whether I have to declare my intentions to the landlord or the agency that I am also looking for a lodger or should it be enough to state that I will be sharing the flat with someone else?

Sharing a rented property with a lodger is subletting. You would need to inform any potential landlord of your intentions (and, given the current state of the market, they'll probably turn you down).
