House in Disrepair after Letting Agency/Landlord refused to do anything

Between our Letting Agent, Landlord and Neighbour they have made our lives a living hell for the last 4 years. Letting Agent and Landlord letting the House fall apart around us instead of fixing it for us, including major issues, broken Glass, Rotten Windows, fallen through Kitchen Ceiling, leaking Radiators and Neighbours with heavy noise.

My question is we are about to move out,  we have been good tenents and spent time cleaning the house. What happens if they try to blame the House Disrepair on us, when it is not our fault?

Did your landlord/letting agent have an Inventory done at the start of your tenancy?

The inventory states what items are in the house and what condition they, and the rooms, are initially in.

Without this, the LA/LL will have some difficulty arguing that the damage is your responsibility.

Do you have a copy of the inventory?

Did you report all of the major issues to the LA/LL when they occurred? Do you have any record of this? Letters / emails / WhatsApp messages / texts? All of this will be helpful to showing that the responsibility for the disrepair is not yours.

How many weeks rent did you pay as a deposit?

When was the deposit paid?

Did the LA/LL supply you with the Prescribed Information & Deposit Protection Certificate?  If not, then you may have a claim against the LL.

Please be accurate with your responses.


Note that "Neighbours with heavy noise" is not the LA/LL's responsibility. It may not have been pleasant for you but it is not relevant to your potential dispute with the LA/LL.

It would be - ideally - best to wait-and-see what happens. You might be predicting correctly a stressful outcome... but maybe not. Maybe the tenancy will end without major issue and you just move on.

Let us know when the time is right. Maybe you know already?
