Hi all, hope someone can help.

We signed a tenancy agreement in December 2016 which had an additional addendum to allow our two pugs to live at the property.  My mum looks after our grandson on a Tuesday, Wednesday and Thursday for 6 hours each day and brings her two 9 year old Cocker Spaniels with her who pretty much sleep in the kitchen all day.  Upon our midterm inspection, all 4 dogs were at the property (our 2 and my mums 2) and this was noted.  We then received a letter from the agents after they had reported back to the landlord stating, and I quote "...fter speaking with your landlord we have to inform you that he requests that 2 dogs be rehomed and removed from the property as soon as possible.  He in not concerned which 2, but 2 dogs will have to go..."

Im sure a landlord cant dictate who can come into the property, and if the two dogs are visiting ??  I need urgent advise on this as if we are to give notice, it needs to be by 14th November or we will be held to another year, and my mum would not be able to have my grandson at our house.

Thank you !!!

Does the landlord know that the other two dogs were only "visiting", so to speak? It may well be that whoever did the inspection noted that there were four dogs, and the agents put that in their report to the landlord but the finer detail of how they came to be there didn't get passed down the line. Given that your landlord seems to be OK with dogs in principle, the chances are that he won't have a problem once the situation is explained to him.

In any case, if you sign up for another year then that's binding on both sides. (I'm pretty sure no judge in the land would grant possession on the basis of two visiting spaniels!) Besides, if you're good tenants - pay the rent on time and keep the property in good order, why would your landlord want to go to the expense and hassle of finding new tenants?

First of all,
1. You refer to an "additional Addendum" that was added to your tenancy agreement. What clauses are contained within it?
2. Does she ever stay over night to look after your son, or does she purely come during the day?

After an initial look, it appears that the dogs and your mum are only guests and you have not breached your contract. However, I would need to see what clauses are in the 'additional addendum'.
