estate agency nit-picking over guarantor-advice needed

hello,
i am currently having trouble with the dreaded estate agent.
i have been told that my guarantor needs to be a home owner, in the UK and in full time employment. this is fine, as my aunt fits this criteria and is happy to act as guarantor.

the problem may lay in the fact that she does not live in the home that she owns. she is the landlord with others living in it. the home that she lives in is with her partner who pays the mortgage  for it. so its not as if she is a private tenant. she is not on her partners mortgage though.

so she has a mortgage for the property she rents, and her partner pays the mortgage where they live together, unmarried. she is also on 35k a year with a good credit history. surely they can't turn her down?....anyone agree?
