Tenancy renewal fee 6 months after the fixed-term contract has expired

Hi all,
My letting agency is requesting a tenancy renewal fee 6 months after the fixed-term contract has expired. Is this legitimate? It doesn't seem right to me.

If a Tenant wants to have a new fixed term, after a fixed term has expired, then there could be a legitimate fee... for the Agent to draft (let's say alter a date and print!) the contract. If the Tenant does not wish to have a new fixed term and they're already in SPT (month-to-month) then it would not be legitimate, as the Tenant would just keep things as they are now.

Of course, strictly speaking, a Letting Agent's customer is the Landlord, so any fees should be paid by them, not the Tenant... but it's so often the case that Letting Agents will play both sides and try to get double-bubble for the same work. It's not exactly an honourable profession... it's not exactly a profession.
