Tenant rights re possible sale

I have rented my property for 12 years  now. I assume it is now a rolling month to month contract. I have never had any issues with the landlord at all and consider we have a great relationship  Out of the blue I get a text saying can someone come to do a valuation . I replied I was worried as are they intending to sell? They said no they are reviewing all the properties in the company for valuation and insurance purposes. They said to no worry and certainly no plans at this stage and would be informed if that was to be the case. I do remain anxious as feel this is ultimately the aim. They have asked if an agent comes round to just do a valuation. I do not want to cause trouble but am I within my rights to say I have been led to believe it is for valuation only and allow no pictures as I have not been informed of intent to sell? Also how long notice do they have to give me to vacate if they do decide to put the property up for sale. I am worried if I say no to valuation they may just give me notice . Thanks in advance

Getting valuations for mortgage and insurance purposes is not unusual.

Up to you how you deal with it but I'd just let them do the valuation.

I, myself, have had to have Surveyors around when remortgaging. I had no intention of selling - I was upfront with the Tenants and they did not worry about it. You may be reading too much into it. But - even if you aren't - you saying "no" to the Valuation won't stop them doing what they want to do, in the long run. It will still happen even if you act as a bit of a blocker for a while. So you might as well just go with the flow and hope it doesn't happen.

As for notice, if you are on a SPT then you are going to be given "at least two months" notice... but, of course, you can prolong that through nefarious means.

Weirdly, one of the Bank-appointed Surveyors for one of my properties did take photos... so even that is not a clue.

If you have been there for 12 years,you presumably have a reasonable degree of trust in the landlords.If they have been straightforward with you up to now,I think you can believe what they say.I agree that there are many reasons for getting valuations.The one they give sounds very reasonable. I don't think it will help matters if you start being bolshy about it,and it could make them less sympathetic towards you if they do come to sell up in the future. I do realise you have been there a long time,and would prefer not to move,but it is their property.They are not being callous or undermining your rights if they do decide to sell at some time.

Hi thanks for your responses. I not intend to make an issue if it at all. I just felt the text was a little blunt as I had to ask reasons why at very least I would have expected a please don't worry at this stage .  I just don't want photos taken of my property in situ when I have not been told it is for the property to go on the market but just a valuation for insurance purposes. I will see what they say when come later. I just felt delivery just before Christmas was not the best timing for a long serving and decent tenant . Thanks for your clarification on notice period but it's not a long time to source a property in my area that's what may prove difficult. Thanks anyway

If it is for Insurance or remortgage purposes it doesn't even matter.

It's really best if you know your rights as a tenant because sometimes we don't think that small actions aren't illegal at all.
