Hi,

I recently move out of a property and my landlord is making a claim against the deposit for decoration. The deposit is held by DPS and I will be disputing the claim. When I asked the landlord for a copy of the quotation for decorating he told me that it is a verbal quotation. Is it acceptable for a landlord to use a verbal quotation to make a claim against a tenants deposit? I expected to see a detailed breakdown of the works that he thinks are needed.

No,a verbal quotation will not be sufficient.He will be expected to give you and the DPS a list,photos if available and written tradesmen quotation.If you challenge,you will have to do likewise.
