Advice on what to do next? Landlord has done nothing!

I have been a private tenant will be 3 years in April 2015.

Basically i  have asked repeatidly in this time for basic maintenant on the property, old slash windows and wet walls and mould.
The windows need replacing as the wood is rotten, the putty is falling off and not one of my window shut properly let alone lock and they rattle like mad, I had damp in kitchen, lounge and bedroom including mould in the bedroom.
I have reported it on more than one occassion to letting agents who have just fobbed me off, been in contact with envirommental health who have offered me a visit. I have also written to my landlord last month explaining my request. His response was he didnt know the specifics to my flat but would contact the letting agents, this was a month ago now. I have heard nothing from either party.

I have looked for another flat but due to being on dss, due to losing my job after being signed of with P.T.S.D, noone will look at me ever tho i have proof such as my bank statements i have always paid my rent and not missed one payment!!.

Im sat here already cold and so not looking forward to winter,  i want to sue my landlord as i know he is in breach of contract for not doing the repairs but cannot afford to, he wont even let me do inprovements, i offered to replace the bath as its an old enamal one and the enamal has worn and looks filfy.

Has anyone got any suggestions as im stuck here and at breaking point!!!

Have a thorough read of this, beginning to end, and then decide if you want to follow the steps outlined... step 1 (with sample letter) through to step 7.

Don't be tempted to withhold rent (not that I expect you would).

Hi there,
I cannot withhold the rent as im on dss, it would be fraud i was told , which annoys me even more, as yes its keeping a roof over my head but just filling his bank account while he does nothing!! >:(
I did use a sample letter from shelters to write to my landlord. but with have a read throught your link.

The link is a Shelter one, but if you follow the steps you will end up having had the repairs done... and properly, to your own satisfaction... and then you will be, legally, allowed to deduct the cost of these repairs from the rent.

I would obviously recommend that you reach an agreement before that whereby your Landlord does / pays for the repairs. I don't see much real benefit in either party antagonising the other. Who knows where it could end?

I'm not sure there is much else / different that can be done... most people, as you realise, would vote with their feet and depart. Not an option for you at this moment.

ok, i will look into that, as i dont think im going to get anywhere with my landlord. Thank you for your advise
