Access to property by 3rd party

My Landlord who lives abroad wants to sell his property and is giving me 2 months notice (He hasn't yet given me a form etc) but he says  he wants to give an estate agency a spare key so they can show tenants around. I disagree with that as I want to be there when they come round, and I don't like the idea of a key hanging around an estate agency.

He is also wanting me to liaise with the estate agents with regards to times and dates. I said that  is up to him and I  would confirm if it is okay. Last week he had a valuer come and price the flat and his wife was ringing & texting me about it, even tho I had agreed a time for valuer to come round.  He then texted me 3 time to ask a) why I hadn't responded to his wife & b) had the valuer come round, what did she say etc  etc.I don't answer my phone at work as it is placed in a locker.

Don't want to be difficult but I feel he should consider my position,  I work 6 days a week so Sunday is my only day off and go out with friend or go to my parents. I have clients so cannot really re-schedule times etc as they book in advance and it may harm my reputation if I keep swopping and changing their appointments.

Do I have to comply with him as he will not be visiting the property nor will any workmen. I feel like saying they can come round after I get home and have my tea which would be about 8 ish.

What are your thoughts please. Thank you

You don't have to agree to anyone visiting your home.
It's possible that there's something in your tenancy agreement that says you have to - but those clauses are very hard to get right and almost impossible to enforce.

You can choose times that suit you if you want to be helpful.

You don't have to answer the phone to your landlord or his wife either.
Same with texts.

You'd probably be in breach of contract for not allowing access, however the ultimate penalty for not complying is being given notice and that ship is about to sail anyway.

You're not your LL's liason officer and I wouldn't like potential viewers plus agent in the house when I wasn't there either. Unless he's going to pay you to do this work for him I'd politely decline. You can also change the locks easily and cheaply in most doors (especially a standard UPVC euro lock door) yourself, 5 minute job following a youtube video.
