Sec21 notice and notice period

hi, new to the forum.
I have a question if I may in regards to how much notice period must be given the tenant if the rent is paid every 6 months for instance.
The reason I ask is that I've been paying my rent as per TA every six months, and I have today received a sec21 notice with only 50 days to the end of the AST agreement.
Is the notice likely to still be valid?!?

Normally, a landlord needs to provide 2 month period of time when serving the s21 notice. That means that you will have two more months in the property before they regain possession. Also, the s21 must end on the day you pay your rent, so you're not over or underpaying for the property.

You're case is a bit different, given that you pay rent twice per year. On such occasions, the landlord must provide more time than two month. I presume the procedure will require them to give you a full rent period of time before they regain possession on the flat.

Given you have only 50 days on the AST agreement, I suppose the landlord has issued it as a protective measure to ensure the tenancy will end when the AST agreement expires. Normally, it would automatically continue as periodic tenancy, but I'm guessing the landlord doesn't want that.

I think the s21 notice wouldn't be valid. But I really assume, your landlord just want's to end the tenancy when the fixed term expires. It's best to contact him for clarification and prepare to move.
