Urgent advice.

Made an enquiry with estate agent to help a friend.  I stupidly signed there contract, they introduced a buyer but I had no right to accept .  The vendor went bankrupt , where do I stand?  Do I still pay the commission? Even though no sale took place?  The contract states prevent if they introduce a buyer still liable for commision.  I tried to pull out as I did not realise that's what I signed up for.  Help

It looks like you committed fraud in good faith, for an event that has not occurred, and wonder if you are liable for something?

Hopefully yes you are, that will learn you! But I suspect you will not !

You say Sarcasm, I say accurate reflection of the facts as presented.

I was however making the point, as no transaction has occurred you should be fine.

I once signed a parental approval form an after school detention, which is frankly just as bad, so I wasn't really in a position to take the moral high ground!

I'm with Bob, your fraud backfired on you maybe you should get your co-conspirator to help you with what's owed.

thats a very state, but how can you not read the agreement before signing it!!
Just a little carelessness on your side has landed you in this trouble and You might end up paying the commission too.
I would suggest you talk to property lawyers London at http://www.opencounsel.co.uk/area-of-laws/property-law/ and enquire if you can get yourself out of the problem legally. All the best...
