Where and when to buy

Ok budding property development people.
Who wants to make a buck or two, I said BUCK naughty boy !.
Ok
What are the signs to look for if you want to get in there before the rest.  In another thread I said you have to be quick if you want big returns on buying a new build in an up and coming area.
So come on lets here your views on this, as I am sure you all know, there is always someone out there who beats us to the mark first !.

Me first.
I like water ( I also like high ground !) and there are places out there whether it be by canal, lake, sea or my bath tub, that all need regen,  They can be inner city or rural but there is water out there and places to refurb ta boot.  Ok a huge development that took place and is still going ahead as we speak is the Birmingham canals, now people who had run down workshops along these many miles of disused canal have found themselves millionaires as some bright spark thought about warehouse and workshop refurb and then to sell to the trendy young people  * like me * who want this life style.
So i guess my tip is : -
Find out where the next trendy river boat city is going to be and buy ya self a run down shed and wait or refurb yourself !.
This is just my ideas people.

I like the idea of getting a place by water, but that wouldn't be for investment reasons, more for personal living choice. You generally pay more for a nice scenic view, so the figures wouldn't stack up for renting purposes.

For investment reasons, I like to look for places that aren't cramped in an estate, and have nice greenery. Places like those generally rent out a lot quicker, and are physically appealling.

As for getting in there first....you have to do a lot of research for good deals these days- and that's something I don't have, unfortinately :(

I'm with faggy... i'd luv to get a place near water but for meself :) For investments I'd prefer high rise building flats/condos with spectacular views. After living here in swiss, i see that flats are prefered over single family houses. Sure the housing market here is ultra expensive and if someone does live in a house they're renting, however the general lifestyle here is simple and compact. It's like these ppl have no need for much space at allllll. And it's not a bad thing either, it works out quite well it seems. I think in time people will generally look towards flats/condos as oppose to houses because it's less hassle for their lifestyle.

If i do invest in a house it would most probably be around a unversity, as you mentioned before.

Lets see what happens.

Aishia you have just spoilt my dreams babe.  There was me saying where i would like to be with my project in 10 yrs hoping it would be a huge massive house/mansion etc and now i am being told i will realise that its a flat i want lol.
Ok i will go with this but can i have a humungus ground floor flat with private humungus garden please. lol  Plus can i also own the other flats around me and also live in them, whooo hoooo  ::)

rofl sorry to bust ur dream there badgy... but a freakn' big house? ppl dream of having a huge house at one point in their life and i guess thats perfectly fine... but why not appreciate the wonders of sweet simplicity... and the amount ur wiling to invest in a house u could find an amaaaaaaaaaazing flat and do wonderous things with it for equal amount if not wayyyyyyyyyyyyyyyyyyy lesser amount of cash. And sure, why not get like another two three flats around u, gives guests complete privacy and liberty to stay comfortable with their own space no?

i'm telln'  ya flats are the future.
