I have an idea for a business and would like your thoughts on its viability .I have not fleshed it out yet but in a nutshell  I want to :

1. Find Offices of whole factories near good transport links that have been lying empty for years.

2. Contact the landlord or owner telling them I can find them multiple tenants for their large empty unwanted building and suggest that we work in partnership sharing the rental income 50:50,all they need to do is provide the building,maintain it and pay the rates.
3. I would carve out workshops and offices at no cost at all by marking out lines on the floor.

I could hire out p/t receptionist,secretary and tenants could pay as they use their services.

A commercial  estate agent could  find tenants and mange it for a fee which leaves me with next to nothing to do.

What are your thoughts on this ?critique it so that I can sharpen the  idea.

50/50? I don't think many landlords would agree to those terms.

You're basically offering a letting service for factories, as opposed to houses, right? I'm sure there are already plenty of those businesses around...

Hi there,
Do you have an area in mind, cos the way i see it, is the ones worth doing have been grabbed already over the last 10 years.  The places you find out there at the mo are probibly not worth doing and the LL is just waiting for a developer to buy the land etc.  Most commercial property talking from experiance, usually have a solicitor or such tagged with it. 
Hey best thing to do is jump in to the murky water feel around with your feet, if you dont like what they are touching jump out again.  If after thinking about the risk and what you felt is worth more searching buy yaself some cheep diving boots and jump in again, keep doing this till you feel something you like.
