Same property, different prices, different websites, with different images. Apart of me tells me they intentionally used different images to mislead people a little.

It's registered both with an estate agent and a property auction company. It's marketed for 150k on one site, but has an evaluation of 125k to 145k on the auction site.

That's a massive difference if the property reaches the lower end of the evaluation at auction. However, I know the area pretty well, and at either end of the evaulations, those prices are extremely cheap. I started getting curious and wanted to know what was going on.

I called up the agent and found out the property has subsidence issues and rodding issues in the roof (what is "rodding"- who knows?). I know subsidence is a huge problem, but i'm also told rodding issues can be expensive.

So what's happening is that there is currently a deal going through. But it *may* fall through, the agent/vendor will know by Thursday. Apparently the buyer may pull out; well, that's the impression I got. If the current buyer pulls out, it will then go to auction.

Sounds like bad news. Subsidence is one of the relatively few issues you really have absolutely no control over, apart from trying to prop it up each time it tries to fall down.

Money pit, literally.

Subsidence is not good news .

My house had Mining subsidence ... and was under pinned with a guarantee . Because the house was actually sloping on the back right corner ..  in my dining room . NOT good . But it took forever to fix .
A hugeeeeee job and theres still a visable slope in the floor and window .

And the 'average' subsidence is just as bad Ive heard ... it can take upto a year to fix .

Anyways im glad you didnt buy the house . But I do like the circle on the front on the house  :) .
