A bug bear of mine, and there are plenty of them about, all promising to make you rich, one major one set the trend and the rest have copied, am I wrong, are there some good ones out there that I could be working with?

I thought the point of property clubs was to buy property at less than someone not a member could buy it for. I'd like to see evidence that people have actually got a bigger discount that a hard nosed individual buyer could have obtained. By "hard nosed" I mean "prepared to negotiate aggressively".

Spot on, theres nothing these 'clubs' could offer that an individual couldnt get for themselves - I have seen so many people pay out thousand they could ill afford to go on a shitty course and come out conviced they had been turned into 'proffesionals' and had the benefit of purchasing a great deal offered to them on the course - i truly blame these groups for a large % of todays situation, over inflating prices to achieve fictious discounts and then the deal doesnt stack up on completion
