I keep seeing amazing properties as well that are prime for redevelopment. Got my eye on a 4bed townhouse with 0.2 acres of land.

Oh a townhouse, have you got any pics... I think im abit addicted to looking for properties even though I cant afford really.

It sounds really nice though graham, shame its only a pipe dream though atm for all of us.

Faggie why dont you buy a nice house in the north west area, you decide on the layout and the style of it and what needs doing and i'll project manage it :)

Nope.. cant see anything at all! haha. Exactly there is no harm in looking,except for when you start thinking is there anyway that you can buy it... when you really cant. Ive done that alot...

I'm trying to get the word around, I've set up a COMPLETELY FREE Online Estate Agency which I hope will be received well by any property landlords. My website will allow anyone to upload as many properties as they like, for no cost at all, and it will allow people to manage their own property viewings, and manage offers. Hey all,

I'm Tim and I've been in property for 6 years and have been building up my portfolio recently. Hoping to go full time as soon as I can. I found this site last week and it's got loads of good advice and stuff in it so thanks for that.

The only problem for me is: how do you stop reading all the stuff on here long enough to get any work done? I'm the king of procrastination as it is so this site isn't helping any :P

I have one 3 bed ex-council house BTL about 3 miles away, let to an old friend and his wife. Bought it Jan 2009 and renovated it with a little help from my wife and daughters and their partners. Tenant moved in July 2009. 8)

Just in the process of buying no.2. It's a 3 bed mid terrace which has been in the same family since 1934! Needs a load of work but full of potential. Should keep me busy into the Spring. :o

I bought a house btl last year and need a decent accountant to help me.
Im considering purchasing another property to move into as my residence at the moment is nearly mogage free, this will give me two let properties.

But is this the right way to go?

Hello

I have a Community Interest Company (CIC) and we are looking for properties to sub-let on licence agreements.  Trying to source property in the PRS at present is challenging due to demand and stigma towards the people we are trying to house. 

Any advice would be greatly appreciated.

The stigma is there for a reason.  If there was an over abundance of housing stock I'm sure there wouldn't be an issue, but do LL's really need to rent out to this sector?

wow love the question its like being back at open university.
I manage an estate agents in luton its only been open for five years I started here 2 years ago and its been growing so much! I use to work in hotels and other managerial roles but love the hustle and the bustle of working here, properties are fascinating and buyers and renters bring new problems and interesting logistics for me to solve everyday! definitely not a job for the light hearted or easily scared,

Also started new business with Guaranteed Rent 52 Weeks For Landlords. Why this business model will work?

We are offering to landlords guaranteed rent same day every month even if the property is empty, no hassle any more with tenants or maintenance, no voids as we are paying rent even if the property is empty and as we are running property refurb company we have in house maintenance and offering to landlords free maintenance during a contract.

Our tenants are young professionals only and we have in line tenants from companies who are relocating their stuff in the area.

Letting agencies can also benefit working with us as we will deal with tenants and they will get paid their commision all the time.

If we like the property we sometimes buy the property from landlord.

It is Win-Win-Win situation for everybody.

Good morning

Stumbled across your forum when looking for some info on Gumtree fees  ::)

My wife & I are retired ex-pat landlords with a rental portfolio these days exclusively in Scotland.  I can see that this site is geared for those south of the border, but although some of the legalities differ between England & Wales v Scotland, by and large, the considerations and problems associated with letting a property are the same the whole UK over.

I am looking forward to comparing notes with other members, as I am sure there are things that we can learn from our respective "systems".  For example, in Scotland, although we have had compulsory landlord registration for a number of years, the requirement to place deposits with holding companies is a recent introduction.
