Just a tip I have thought of.
If you are new to property investment, when you do your return figures at the start before you rent, why don't you instead of using the existing rates to calc, add 2-3% into it, this way when the market starts to rise and comes close to your base rate you have some room to manoeuvre even sell before your repayments are more than the generated income from the rent !.
There is no law to say, you can not charge over the base rate.  What a guru
