Any thoughts / advice please - first foray into landlording(  I am sure that much is obvious!!).. 2 queries to which I would be very grateful for answers

re: a  wooden  floor - would people feel it worth the cost of carpet tiling it to protect from damage or not?
anyone gone in for the Legionnaires check by themselves or had someone undertake it ? if I ask letting agent to do it suspect the cost will be stupid ..any thoughts much appreciated

No need to do the check you're talking about unless you're very concerned about the property. Just run some water through the system if it's been empty for a while.
