Which would you do?

I have the opportunity to pay off some of my mortgage, which will essentially reduce my monthly costs significantly. But i'm also tempted to get myself further into debt by investing in more property. Which would you do?

I'm still young, so i'm thinking it's better/easier to get into debt now, as opposed to when i'm older.

However, the hike in interest rates isn't helping, which makes me want to pay off my mortgages as quickly as possible.

Its all about affordability.  Debt is good so long as it can be serviced.
