1) View
2) A lot of Windows
3) 5-10 mins away from the city


I'd have to say the view for sure. Without a beautiful view my day's go by dull and boring which, in no way reflects my personality at all! :)

I need a kick ass view and A LOT of windows, I love natural daylight.

There are obvious benefits to living in the city, everythings close by, your not hassled for things like going to the market etc. However I personally don't mind a bit of a drive or bus route, and appreciate a bit of distance from city chaos!

#1, Good price and in need of refurb
#2, End of terrace with garden around the 3 open sides
#3, Needs to be in a university, Uni Hostpital city or a big industry location.

#3, For better letting potential if the house was right,
You can be very flexible with how you lay a house out, I just like to have as many options on the table as possible.
With #3, I can do up and sell, rent out whole house to professionals or rooms to students, the more options I have got the less stress, but you have to be clear from the start what you are going to do with it,  You can determine this when you see the house and its location.
I would have more luck renting out a property in Southampton than Fareham !.

Badger babe that doesn't mean much to me since i'm a resident of Switzerland and all. Lol, however I understand what your saying now. Thanks for elaborating.
In fact, I recall my older brother having similar intentions of investing around his university campus in Canada for the sole purpose of having those particular options and more. As long as the house is right, as you said, I think it'll probably be a win win situation investing around universities.

If letting out to students, then i am also sure you would need a pretty big pot for repairs etc, lol, you know what these care free guys and gals get up to !  :o  ;)

Yes defo a good interview with potential tenant is a must, its ok seeing an application form or even trusting someone else to do the work for you, but if you have a face to face with the person you can usually determine for yourself about there credibility to them using your house/flat.
Plus as in other thread, you get to see if they are hot !!!!!!!!!!!!!!!!!!!!!!!!!!!!  8)

Good one about the garden three sides badger - leaves it well open to potenial future pp.  Like it!  ;-)

for me its got to be

a non leaky roof - having had a tennent in with one for years before and one where you get one leak fixed only to get another - this is a nightmare!
a nice sitting tennant who's been in for years.
something in a really scuzzy area that's jsut about to get investment money from the local council - nice  ;D

I agree - view is very important (along with having plenty of windows!) - it wouldn't do to be staring at next doors brick wall!! Having all the necessary amenities within easy reach - but not on your doorstop. And definitely somewhere that feel light and airy, I couldn't stand to live somewhere oppressive!

Knowing where the next local council investment work is going to be done is an art in itself !

True true..but if you get a bit paly with your local councillors and the local plannig dept...they tend to let stuf slip I've found...plus RDAs (regional development agencies are quite good sources of info for this sort of thing too!

great neighbours area a must have and totally agree wtih the parking bit.

Europe is known for bad parking spaces... jeeeeez :)

so if neighbours is an issue, do you actually go meet potential future neighbours when you go house  hunting?

In making money terms

1) Good price
2) A workable layout .... I really cant be bothered with sorting out stupid layouts .... however im abit of a hypocrite because the house I have atm has a weird layout downstairs and every week I think , what am I going to do with THIS
3) Good location / Good neighbours


If the house was for myself

1) A Garden
2) Some kind of quirk to the house
3) No neigbours with noisy dogs ..... but then again id buy in a nice area ... which equals nice neighbours Normally
