My tenant is 2 weeks late in paying her rent. she's a DSS tenant and she tells me that the council have messed up her payments. I don't think that's true, i just think she's blown the money on something else.

Regardless, of her excuses, she has to pay the rent on time EVERY month. The most annoying part is that everytime I chase her up on it, she gets an attitude with me, like i'm doing something wrong. Stupid cow :)

Has anyone else been in this situation? If so, how did you deal with it?

Lol, so she still hasn't paid? You poor thing.

In my opinion if she was sincere about her story, the last thing she would do is give you attitude. I strongly suggest you, now, start contemplating the idea of Evicting her. I sympethize with her problem at hand, but you've got mortgage to pay, and plus you've been waiting for two weeks, again the last thing she should do is give u attitude. OUT OF ORDER.

my 2 cents.

Good Luck!

Get the local housing benifit office to pay direct into your bank account, you should have set this up from the start, alot of landlord like DSS as its a sure way to be paid on time. mind you saying that when you first start with HB they can take there time in paying you, this can be a right head ache but its nice when you get the money back dated, you will find in most cases that once you have an account with your locall HB office payment is sure to be in your account on the day they say it will,
It makes sence to do this, I am not being shallow or steriotyping anyone here but most people on Benifits i am sure make payment ok themselves and there LL is happy with them, but there are one or two or maybe even more who find it a little hard to budget and if they deal with rent payment themselves then you are looking for trouble.
