I love the blog you have done, one thing that really hits me from the whole blog is the fact you should never never never take any ones advice, always go with your instinct.
I can demo this in two ways.
#1, The people who you need the most in the whole transaction are people who are out there to scam and bleed as much cash out of you as possible, this is right from the agent all the way through to the tenant.  At times I have even thought I am scamming myself lol.

#2, When ever you show your face at any of the establishments where these people work and you buy there service, you will always go to the bottom of the pile,  All people in the circle of your purchase will give you the impression you are the special one and they are working very very hard for you, NO NO NO NO, they are working very hard * sometimes * to get through ever one else's case first to get to your case, this is very typical of Solicitors, they will say anything to you to get you off there case, things will go missing, there maybe a problem with documentation they will say anything or blame others to keep you in line,  The reason they do this is they want to be seen as the people who you can trust, they are the law after all, in fact you are at the bottom of the pile and no matter how many times you phone or go in , they aint going to get or even look for your folder until your folder has wormed its way up to the top.
Ok Ok, by the time this happens and you get a great big positive in relation to the process, they then tell you they are going on holiday In a week, Now this is a great ploy, cos you hate them by now and they know it,  They tell you completion will defo happen before they go on holiday, you act gratefully with anxiety mixed in knowing it could all fall through if they don't.  And then F4ck me the day before they are to go on holiday they come up trumps and all is rosy and you love um to bits.  Fact is they aint going on holiday they just knew that when your folder went to the top of the pile and they worked on it for a couple of hours, making a call here a call there, a sub contract here and one there, it would take a week to complete.  This is how they get away with so much and you end up loving them because they are the ones that are seen to be pulling all the stops for you and give the impression they really are working for you.  I have seen it so many times not just with me but others as well.  The worst I have seen is a solicitor stalling to the point the couple almost not only lost the deal but almost lost the house due to repossession.
A good circle of your purchase  should consist on people who you know have a lot to do, but don't treat you like a freakin idiot and have some honesty about them.

hey badger (why the nickname, btw?)

some great advice, and I completely agree.

I read that you have two properties; that's great. Do you plan on expanding to your portfolio? And where are your houses located?

Badger

Hey there,
Ok cheaky monkey, BADGER is my surname  8) lol
Yes both places are in Southampton, why you may ask, well its always meant to be sunny here, lol.
I plan on expanding to 5-10 places in differant guises in 5 yrs.  These are to be rentals, in between i would like to do some refurbs if the right places come along. but the money is defo in building from scratch.
I must stress also i am a head pyrotechnition for the south of England for a company based in Liverpool, But i am hoping to start my own pyro business up, in Southampton very soon, Aswell as that i do alot of work for the disabled and run clubs and holiday breaks throughout the year.  So i am a glutten for punishment i think.
What about you !, how many do you hope to have and by when, and what are you plans on getting there.
