Hi Landlords,

I'm doing research on Landlords as I'm doing a course, could you tell me what are the biggest problems and frustrations you have as a Landlord?

Misuse of apostrophe's is a big frustration, for me. I'd research that first... see how you get on.

You know apostrophe's (like what you see here ')? Sometime's people mis'use them in sentence's... there's rules to follow and if you're doing an assignment it might be better to address the basic's before trying more complex s'tuff.  ;) I'm trying to be helpful in that kind of annoying passive-aggressive way you often get from people on their lunch break... yeah? I'm saying your post has a bunch of basic punctuation errors in it and we are not only the Landlording Police, we are also the Grammar Police and so, so much more. Not only, but also.

I love that you came back to edit your post. I am genuinely pleased. You got Gold Starz for that. I am now sure the answers will come flooding-in... people will have been waiting.

Biggest problems...

Tenants who have their rent paid for them by LHA or UC, the rates paid, the fact it's in arrears, the fact the Council always supports the Tenant. Tenants who believe they live in a rented bubble of immunity from everyday problems, even ones they've caused. Tenants who cannot live their life properly and do the most basic things. Tenants who don't communicate effectively (or even try). The reduction in mortgage interest as an allowable expense - I realise why it's done, but it's still now ended up being different to any other business and how they account for cost of finance. HMRC Self-Assessment and how painful it can be, even though it's not supposed to be taxing. The difficulty in finding Trades to go to let properties. Children that swing on staircase handrails. The recent change to make it illegal to charge Tenants for their own referencing - encourages tyre-kickers. Letting Agents. Meter readings. Council tax liability changeovers... how long it takes, how many errors are made, how each Council is completely different.

 tenant's that fail pay rent, trash the house for no other reason than they can get away with it
think all landlords are rich!

Tenants who undergo a personality change when they step through the door after work.They regress to childhood,and expect Mummy to explain everything to them,make all the nasty problems go away.
Tenants who lie through their teeth-"We have always kept the place ventilated,never dry clothes indoors,did not use a sharp knife to defrost the freezer,never pour food down the sink, flush wipes down the loo,always clean the shower head,cut the grass before it gets too long" etc
Agree with Spuds, the landlord is a fat cat,so let him take the hit,he can afford it.
