furnished or unfurnished

We're buying a nice studio flat in a good location so renting out won't be a problem. We're just wondering if we should furnish it or leave unfurnished. Will the difference in the rent be worth the money invested? Of course, we're buying white goods for a nice built-in kitchen. Not sure about the rest. Thank you for advice.

Hi Irina, I doubt there will be a big different in the rent but IMHO as it's a studio flat you should make an attempt to furnish it to at least show how the space can or should be used, for example, tennants may be put off if they think its too small for a bed and sofa etc. I part furnished mine for under £500.

Have you spoke to local letting agents about what people want?

Its ok buying a flat and saying it will rent but unless you have done your homework on the local property market and found out what tenants are looking for then you are on the back foot from the start.
As i dont know the area, size of property etc its really difficult to advise. Are you going for professionals if so what age etc. Each demographic will have a different view of what constitutes furnished! some will want leather others cloth. Some will be looking for contemporary others modern etc.

renting is becoming more difficult due to the fact people are not selling and renting their houses or rooms within and therefore rents are down and yields squeezed. Nothing is easy at the moment.

You dont have to go with the agent - just get them in and pump them for info!
