What's the property market like in Bulgaria? I always hear Brit's talk about property in Bulgaria!

Hi,

Last figures say about 40 000 Brits own a property in BG from the ruined country house to the posh flat for
200 000.
Recent years there were poured couple of blns into the BG property market by many investment funds.

You could find a country house earlier for 1000,- E, now they cost at least 10 000,-E. I speak for a periode of 3-4 years. Flats were 300-350,- E m2, now they are 600,- E up to 1000,- E in the cities. Holidays flats no one under 1000,- E.

I have some contacts who have worked extensively in the Bulgarian off plan property market and the general feeling is that the place is a complete shit hole. Unless you really like the place, avoid.

Thx for that oldskool, homework is the key for anyone wanting to buy accross the sea.  People will tell you anything to get you to buy overseas, it gets on my freakin nerves that people do this,janskar but it gets on my nerves even more when people fall for it.
As said before on these boards if you are going to buy overseas go out there and rent for 6+ mths first to get to know the culture etc, so many expats fail to do this thus and there adventure ends in missery, but the people they buy from have long gone, aaaggggggg.
I could say to people like janskar that the st marys area in southampton is a great place to invest in etc etc etc, if you dont know the area research first

As an update to this topic the Bulgarian property market has gone up and up and up and then down, down, down.....Back in 2005 to 2007 prices were rising at silly rates, up to 37% a year and the amount of development that was going on was unsustainable and bound to cause many problems. Fast forward to the end of 2008 when the world slipped into recession and in 2009 the knock on effect was that the Bulgarian property market was a dead duck! In some places like Sunny Beach and Bansko where there had been a massive amount of building work and supply outstripped demand, prices plummeted by 40%.

However, with the drop in prices, investors have started to come back to Bulgaria. There tends to be those that are looking to buy very cheap property for well under 10,000 Euros (off ebay say) and just sit on it for years as an investment or those looking for a life style change.

I would agree with an earlier poster, that it is advisable to rent first for at least 12 months (so you are there for the long hot summers and cold winters) to see if Bulgaria really is the place for you if considering relocating there.

Haha Jenny please, how about you post some legitimate links to back up those claims. The place is covered in unfinished properties where developers have done a runner with people's deposits. Other lucky owners in some apartment blocks have arrived at their dream homes to find them routinely rented out to locals without their knowledge and some of these local are prostitutes (maybe the can negotiate a discount). Unless you know the country well and have a very good and reliable independant local lawyer don't even think about buying in Bulgaria.
Just do a little research and you'll find plenty of horror stories.
