Haggling Estate Agent Fees

Well ive had my valuations for the house im about to sell and two of the agents would be willing to lower there fees.

The two are -

Moving works - There fees are 1.25% if you use the HIP report guy they suggest ( but the HIP isnt tied to the agent which is good and if I remember the HIP price was quite ok too) and if you dont use the HIP person its 1.5%

Town and Village. - The agent well owner said 1.25% and when I asked about movement on that ... he laughed and said he was going to say 1.5%. He was abit rude ... so I wont be going with him.

So I worked out if I sold for the price I wanted these would be the fees at different percentages.

0.90%  - £1080

1% - £1200

1.25% - £1500 ( Movingworks current % )

So I was thinking of asking for 1% as I think this is reasonable as I going to put the property on for £125,000 however they said they would be pleased if i could lower it slightly ... so I was thinking £123,450 ;) and i'd be using there HIP report person.

And then I was thinking of being extra cheeky and asking for 0.9% if I got 'Home of the Week' for the first/second week on the market, which goes in the Local Guardian. But only for 30 days and if it didnt go under offer the fees would go back upto 1%.

Now do you think this is abit too complicated (personally I dont think so ) and do you think I should go for it ?

Anyways im going to ring them over the weekend and so i'll post the result next week sometime.

Sounds good.

When the market was booming estate agents took advantage and increased rates. So it's only fair for vendors to take advantage while the market is dry...

Get it as cheap as possible.

kk, i think I will definately ask for 1% no matter what and maybe 0.9% if I achieve home of the week.

The manager is coming around on monday, so i'll do my smooth talking ;)

I forgot to update you all on my FEEEs.

Well the guy was abit of a *****r.... really rude he was. He asked me how much i'd got it for last year... and i didnt really want to tell him, so I was like 'hmmm not sure...ive forgot' odv he could tell I did know ... so he opened his little file and said ... oh it was 'blah blah price wasnt it' with this smug look on his face.
Arghh so annoying, why do that.

Anyhows ..... I got the fees for 1.15% not too bad... however we got stung abit by the HIP report .... its coming in at about £430 !! Its mainly the estate agents fault as they said if you go with our HIP guy our fees will be lower and hes really good and you can defer it and all that. So he did his HIP report all nice and dandy then he asked ... have you got it in cash or cheque ... and I was like hmmm what ? So I explained ' No im deferring the payment' and he was like ' hmmm no I dont do that anymore, I told the estate agents this'
So for the luxury of having the payment deferred...when he didnt want to.. he's put on 20% ! tsk. I rang my solicitor and she said there isnt many laws to do with the payment atm.. so he can put whatever commission he wants to ontop.

So im not pleased with that.

Anyways the house ... is now on the market... and so far.... its not been in the paper and we've had only one viewer... it goes in this paper called the guardian so about 5 towns get it... and theres a pull out property bit in it.
Its been 3 weeks now and its going in next week. Which im not happy about because ive rang up twice now to ask when its going in and they have told me both times it will be in next weeks, and it hasnt.
So I thought i'll have to do something myself so I rang up the Guardian and the house has got a full page spread in the property part called ' Why are you selling' it has a full interview about what my favourite rooms in the house are and who the house would suit best etc and about 4 big colour photos and one of me ! hmmmm. So hopefully that will get more people interested!

Fee, put it up on Gumtree!
And does your agent use Rightmove or Findaproperty?

yep Rightmove ... not sure about the other one ... but rightmove is good enough really, and as for Gumtree!...last time I put up an ad there I got alot of strange emails.

Just use Gumtree, god. It's free! Ignore the wierdos, innit!

Find your property on Rightmove!

Anyways what you on about, course ive found my property on rightmove, I looked for it as soon as it came on!

Oh, and just think, if you had hurried up the project like we all told you to, you would have sold in the peak of the boom..

Hey Fee,

why not stuff the estate agent and do an open house type of deal where you show people around over a weekend with tea/coffee etc?

I suppose estate agents can be useful but most of them have forgotten how to actuall sell and just expect people to walk in. Make them work for their fees. 0.9% is better afterall than f*** all if you take your business elsewhere!!

Bloody estate agents - i'm bound to get some grief for tarring them all with the same brush!
