Just went in to my rented and found the tenant has painted the place, looks nice but she should have asked me first, she is also thinking of getting a dog,
I think i am a softie as i said yes, to be honest i say yes to all her demands anyway, i dont think i make a very good LL

You are absolutley right, she should have asked you first. whats next, taking out the fire breast or knocking through a through lounge?
Tthats one of the great things about having a managing agent, you can be completely anonymous. As for a Dog, as a letting agent I find, very  very few landlords will allow pets (especially dogs). There is a good reason for that. They end up shitting and pissing all over the place and the garden becomes a pigs sty. I'd personaly put my foot down on that one Badge.

It's extremely difficult to find decent tenants. When my tenant asked me permission to get a dog, i weighed up the factors. My tenant is good; she always pays on time and also keeps the property in good condition. Baring that in mind, I let her get a dog. Worse case scenerio, she wouldn't have renewed her contract with me, and I would have had to find another tenant which would have cost me. Additionally, the tenant might not have been up to scratch.

As a landlord, you have to consider whether your tenant is worth it. Tenants need good landlords just as landlords need good tenants!

Oh, and the dog is clean, and the house doesn't smell of dog. In fact, the dog is pretty cute.

I dont mind, any damage i know she will pay,  i would have liked her to have rabbits as they keep the grass at a perfect height but hey ho

Tell her to get a few snakes and spiders for pest control, too!

And birds of prey to avoid any nasty attacks from above. yes i will do that.

uhmmm i've never been a landlord, however isn't it common sense to bring about clauses in the contract detailing what a tenant can and can't do to the space available? same thing with pets? and once something is sited on paper your never meant to be put in a compromising situation as such?
