The council are usually good, they pay me on time every 30 days on behalf of my tenant. It's roughly 6 days overdue now. I just assumed it was delayed due to the postal strike. I called the Social Benefits department just to make sure everything was ok.

I was told that my tenant's benefits had been stopped. I thought, "shit"! I asked, "is it a serious issue?" The lady responded, "no, she just needs to return a form"

I just tried calling my tenant to find out what's going on, but she didn't pick up. God, how annoying!!!!

why don't you go pay her a visit and ask if everything is ok? Has she had issues with her benefits being stopped befor? if not, maybe something is wrong... i mean she's not picking up the phone either faggy, it'd be nice for you to go check up on her :)

If everything turns out to be ok, just chill... give her a little warning 'nicely' and yeh hopefully things will get resolved eventually.

If there IS something that's wrong.... try and help her out :)

as for the mortgage payment, it might just have to go from your pocket this month... remain calm about THAT :)

No, she's usually a really good tenant.

Going around to a tenant's house is really bad practise, especially at this early stage. I'm going to call her and find out what's up.

You mean gathering a little hoard of rugby-build mates and banging down her door at 10pm demanding "where's my ******* rent you thieving *****!!" doesn't comply to the tenancy regulations??

Damn.

Go round and scare the sh1t out oh er, sorry the gentle aproach is best as sexy said.
I must admit though Mr or Miss Pfag not filling out a form as important as that has to be a negative on her behalf son, a close eye maybe called upon here.  It doesnt take a genius to realise you are going to piss ya LL of if you dont pay, it is for this reason a letter to her of your concern should be a common practise here to say she has been in breach of her tenancy regardless of her situation.
Mate you get um dont ya.
