Of course, as the article goes on to point out - Past performance is no guarantee of the future.

I think the market in such a state of flux at the moment that it is impossible to use past data like this as any kind of indicator of the future.

One thing for certain, there has been a lot of hype in the market in the last few years, particularly around certain cities and towns.  Hoards of novice investors have been buying anything with a For Sale sign in whatever the gurus touted as the latest property hotspot.

Now we have to wait for the effect of all that hype to leak back out so that the market can return to first principles of genuine supply and demand.

Yeah, I would never actually trust data like that. I think it should be self-implied that those areas have possibly been exhausted already.

Moreover, a lot of Landlords have flocked to student areas with the intentions of cashing in. But in general, nursing students can be a lot more hassle. From my experience, it's a lot more expensive to keep students as tenants :)

Just thought it might be interesting. The University of Warwick is planning to increase the number of post graduate students by 4000 until 2015.
