Hello,

I want to sell my student-let property.
What do people think are the best internet sites for buy-to-let properties?

It seems a bit daft to go through a local estate agent  since buyers are surely mainly interested in yield rather than location?

In reality with the internet there are no local agents any more.

Most BTL investors dont want something already done IMO, they want the initial development gain, so there is no central marketing resource for BTL for sale.

It's not an easy sale normally.

Be prepared to get nothing like you think it's worth.

Most BTL investors who have cash want 10% minimum, with 15% being a target, all this homes under the hammer, " a healthy yield of 4.5% etc " is bollocks.

Wherever you buy or sale your property, I just want to advice that you have to apply for EPC (Energy Performance Certificate) . It is important as Energy Performance Certificate (EPC) rates how energy efficient your home. It uses grades from A to G ans 'A' the most efficient grade. If you don't make an EPC available, you can be fined between £500 and £5,000 based on the rateable value of the property.

It can be difficult to sell your home without a local estate agent but it is not impossible. In Facebook there are groups for buying/selling properties. Here you can find the whole information when you decide to move on and sell your property: https://www.gov.uk/buy-sell-your-home.
