SMF - Just Installed!

Hopefully my first project!

The boyf has a work colleague who owns a few properties around the country renting them out. He's interested in renovating a property he has in Cheltenham.

My boyfriend mentioned that I'm keen on developing and his colleague is interested in using me for the renovations as he knows diddly squat.

The bonus is I get paid to do it (helpful when I have a deposit to save for) plus we're looking to move to Cheltenham very soon anyway.

His plan is relatively simple and it seems he's out to make a tidy profit.

Any thoughts?

I've put it past my folks who are keen to help and advise (they've renovated, built, extended, you name it they've done it).

Hey, that's great.

What kind of renovation is needed, as it can mean almost anything?

It's a 1 bed first floor flat requiring general modernising (although keeping it's character) and relocation of the kitchen and bathroom.

Here is the list he has given me:

Relocate kitchen & bathroom (possible open plan kitchen living room)
New kitchen
New bathroonm suite
New bedroom suite
New carpets throughout
New boiler
Rewire electrics
2 mezzanines (for storage) in lounge and bedroom.
Redecoration throughout

I haven't commented as I haven't seen the flat in person but he did provide a floor plan with his intentions.

Relocating can be extrenely expensive, especially the kitchen and bathroom...

Sounds like a pretty big project for a first-time project.

Do you have a budget or time scale in place?

I understand although I've yet to discuss the plan with him, it's not set in stone. His intentions are to extend the bathroom into the kitchen and make an open plan kitchen/living area.

No budget or time scale is in place as yet as I'm still considering the project.

Well, I guess you can't commit to the project until you know the conditions. Hopefully things will go in your favour so you can take on the project. Would be a cool project.
