Am i secure with an agent ?

Quick one for Landlords to think about,
why do you think agents collect rent from the tenant ?
As a Landlord you might feel secure knowing that an agent collects rent for you ...WRONG....they simple get paid YOUR rent form YOUR tenant and keep that for 14 days (on average) then pay you, if they do not get paid there is nothing an agent can do about it ...oh apart from advising YOU to instruct your own solicitor, not to get the unpaid rent back oh no, to get the tenants to move out !

As a Landlord you think your safe with an agent but you should really ask what your monthly fee gets you, you've invested into property and some of the best advise from us would be PROPERTY VISITS, keep an eye on your investment and if you don't have time don't relay on an agent because it won't happen.

I'm sorry my spelling doesn't meet your standard,

Good spelling skills and grammer has never helped me to make money on my investments within property, experience has.
knowing how to make my investment make me money and not cost me money has nothing to do with how well I can spell !!!
and again I don't need to tout, no-one offers free management but us, why would I need to tout ?

Hi why use an agent good question

Yes its true that we collect the rent but allot more work goes in to it then just collecting rents due, for example some works that need doing ie boiler repairs, broken doors or just simple  up keep can cost allot more if you don't use an agent,
when you employ an agent your trusting this agent to look after your investment and protect it as well, and most good agents  will attend court with you and advise you as to what your rights are, how to serve a section eight, or a section twenty one,

in addition if you compare an electrician that I use everyday and who gets loads of work off me compared to just finding one yourself I get huge reductions because of the amount of work I give him so a job that would usually cost lets say £150.00 I could get done for £75.00 thus saving the landlord 50% of his or her out goings
also some landlords have more than one property some times 10 or 20 so keeping track of all the rents coming in can be quite daunting, by employing an agent you get a monthly itemised amount that comes in excel format spelling out works that have been done and how much the costs were my web site allows landlords to sign in and view what's going on with all their property's ie which property's just paid their rent how much was paid in and what works have been done.

also when looking for tenants just advertising on gumtree can hinder finding working professional where as an agent can get it up on rightmove zoopla and negotiate the price your looking for  so yes if you find the right agent who wants to work with you rather than just grab your cash then you should definitely find one

Openrent will get it on Rightmove, Zoopla and others for less than £30.

I used Upad recently.

It was great actually.

Funny thing was having coughed up the £79, most of the enquirers came through Gum Tree, which is free.

Hi Riptide, I thought I had (apologies) I meant that simply agents can get better prices with builders rather than doing it privately my example is because I get lots of work for my builders I get reduced rates so a job that would cost £300-£400 I can get done for half of that..( glad I made you laugh) :)
and yes you can get it up on rightmove and zoopla cheap but then if your inexperienced at selling or pitching properties you might never get it rented..
