Evening folks, first time poster.

I'm looking at a property which has some potential after it has been modernised.
Part of which is the wiring system which is the old type fuse board with the BS 3036 type fuses. Does this have to be replaced with a modern consumer unit to be able to legally let the property out.

Someone has told me old type fuse boards are not permissible to have in a property as a landlord.

Any advice on this please?

Many thanks.

As you don't have to have an electrical certificate or inspection unlike gas I can't see it being a problem.

Thanks for the reply.

I thought landlords had to provide a certificate for the electrics. Some agents say on change of tenant or periodically every 5 years?

An electrical safety certificate is not mandatory. Any Agent that claims this doesn't know what they are talking about. If they say one is recommended, however, they are spot on. I do not do them, nor PAT, I can assess whether electrical stuff is working as expected and, thus, is safe. I cannot do the same with gas... I have no option, either... A gas safety certificate is absolutely mandatory. I do not think there is a requirement to upgrade things at your place, but I'd probably recommend properties for let do have a more modern consumer board installed as that just makes sense for everyone involved (to me).
