Statutory Periodic Tenancy

At the end of the 12 month Tenancy Agreement I agreed with the tenants to allow the agreement to continue on the basis os a Statutory Periodic Tenancy.  The agreement with the agents was to find tenants and provide a 12 month Short Term Tenancy.  I have now received an invoice in excess of £1K from them for "Introduction Fee charged at 6% for 2nd year of renewal".  I have informed the agent they have not provided such an agreement and rejected the invoice.  Can someone  advise if what I have done is correct and this is a phishing expedition on the part of the agents?  Thank you.

There, clearly, was no "renewal" so, at the very least, their paperwork is not exactly in order.

But I'd be re-reading the Terms of Business that I'd signed with the Agent at the outset, nevertheless.

P.S. "phishing" and "fishing" are different things... this one is a suspected "fishing expedition".

Regardless of the fact that they called it an "introduction fee" and "renewal", did you agree to pay the agent basically 6% of tenant's rent for as long as the tenant's a tenant?

Even if you did, you're not going to pay a year up front since SPT the tenant can leave with a month's to 2 notice, but you may have to account for it to the agent afterward.

Otherwise, nope, "bye bye agent, never doing business with you again".

It sounds like a tenant find only service from your point of view (I use this and pay a fee usually one months rent) but their charges appear to be a more of management charge where they do charge for a 'renewal'  even though it's not. Check over your agreement with the agent.
