I cannot believe how difficult it is to get a property back from tenants who will not pay rent, and had it not happened to me, I think I would not have believed it. I have been through the long process of getting a court order to evict (yawn yawn yawn) then the endless process of tolerating them simply not removing their stuff (grr grr grr) then the blood pressure raising process of the lawyers saying no you still can't have your house back because they have not removed all their belongings then the immense irritation of them lying about why they can't move it all yet (illness in the family which I know is not true) and now the discovery that they have trashed and vandalised the  place, but the Loss Adjuster has declined the insurance claim because he can't prove it was vandalism rather than just living like animals. (I hope he had a traffic jam ridden journey back to Cardiff preferably with a puncture and no spare tyre in the pouring rain)  so although I am insured, I will still have huge costs to meet and all these months later I am having still to work three jobs to ensure I have money for the mortgage (Insurance is never a guaranteed protection). The insurance company solicitor refuses to try and find a way to make the law work for us, she thinks it is easier to pander to the tenant. The agent prefers to make excuses as it is easier to do that than to stand up for us. I am seriously stressed and angry about all this and what is p******g me even more is that anyone asking me about it  clearly doesn't believe it all - they obviously think I've got it all wrong. The daft thing is that I am not given to getting angry and shouting and I think I have actually been too tolerant of incompetance from solicitor and agent, and now that I have got fed up with it all I am having to write all this down just as catharsis - and it's not working!
