Could anyone tell me if it is the landlord's responsibility to wait in for an engineer to make repairs on the property?  For example, boiler breaks down, you ask the tenant when they'll be in for the gas engineer to fix it but they insist they'll be unavailable and that it's down to me as a landlord to take the time off work to wait for somebody at the house. 

If they owned the house they lived in they would have to wait. This is their home, same difference. I always give the boiler guy the tenants number to arrange the time direct. If they dont want to be cold.........
