Who is responsible for broken floor tiles?

I could do with some advice on this.

A new kitchen and tiled floor was installed about 11 years ago and to this day, it still looks really good - it's been rented for this time too. My latest tenants haven't been shy in reporting issues over their tenancy, however, they've never reported broken floor tiles. They've recently moved out & I have 4 damaged floor tiles which I suspect being as a result of impact from an object. I don't seem to be able to attach pictures unfortunately.

Whilst I've let go an actual hole they made in a laminate floor due to the flooring being over 10 years old anyhow and hence at the end of it's life expectancy, the tiles seem a different thing. In theory they could easily last 20 or 30 years if the design holds up.

Where do you feel the responsibility lies for this?

If they're destroyed and have to be replacled, taking the 30 year life, you could claim 19/30th of the cost of the original four tiles (plus something for the fitting). That's the lost life expectancy, and therefore your (fully mitigated) loss.

I have a feeling it's not worth the hassle. It is annoying though. Frankly having to replace an entire window is easier that a tiled floor!

If the property is going to be a rental for a while, is it worth putting down something cheaper and easier to replace - over the tiles?
