Tenant leaves country without handing back property

Tenant left my property (they did give Notice)  but then left without paying the last months rent. There were also damages and unpaid bills etc.  Unfortunately they left the country.  Is it possible to recover the debt they owe? What do I need to do and how much is it likely to cost?

Hi Everyone,

Still having a problem with a tenant that left my property in Oct 2013,after I issued a setion 21, they have left all their personal belonging in the house and have now changed the locks on the house. One leaving they were in rent arrears.  The house is in a mess over run with vermin, black bags all over the place.

The son is abusive and nasty on the phone, don't know which way to turn.  Been to a solicitor he states the tenant is well with in his rights, but how can he???

Can anyone help.

They left the mess 90 days ago, and it's still a mess, you are trying to get the son to sort it out, but not getting anywhere?

You are asking advice on a forum rather than getting in a locksmith and getting your Rubber gloves on?

I am sorry Penny, but if you don't sort this yourself, it ever going to get sorted any time soon.

That's if I understand you correctly?? I may not have done, and personally wouldn't have waited a day to get back in, repaint and relet, as I need the money more than the feeling I have won a battle of principle...call me old fashioned!

Sorry adm, but if they've already left and they only skipped the last months rent can't you just take it out of the deposit? If the damage cost exceeds the remainder of the deposit then you could take them to the small claims court to recover the remainder, but if they've left the country I don't rate your chances
