First post.. Please play nicely.

I have had a tenant for the past 15 months who has given their notice and leave on Friday.

They have advised they have broken a mirror that was on the inventory and have thrown it away.
They didn't advise me or the agent they had broken it.

Now my problem..
The mirror they have broken cost £500 new.
It is on the inventory with photos but no brand name/value mentioned.

Is the tenant responsible for replacing the exact mirror?
Their bond is £590 which the third party still has.

Would they be covered under their contents insurance?

For all I know they could have stolen the mirror, they are wanting to replace it with a copy that costs £25.

Please help :)

Are you renting out fully furnished?
Are the other fixtures and fittings of similar quality/value?

Depending on the answer to those I would have thought that the value of the mirror with make/model should have been on the inventory that you did with the tennants when you moved in.  If it was a £1000 oven for example and you just wrote 'oven' on the inventory and it was broken and replaced with an 'oven' then I think you've left yourself open to a world of pain.

One post wonder Tidey!

I think they were just bragging about being rich enough to have a £500 mirror, Personally I use the shop windows on the way to work to check appearance, and that is free.

Mrs Bob, does object to doing her make up thus, and gets strange looks outside Debenhams in her bra and panties putting her eyeliner on!
