What type of company do I need?

Hi. I have a tenant who is difficult to deal with. There are several repairs I am trying to get done so a fair amount of communication is required. I am also starting the process to evict them.

I would like to use a company to handle all of this for me. Communicating with the tenant, performing tasks such as inspections of the property and accepting the rent. But I'd also like them to deal with the eviction process. Can I get this all under one roof? I am happy to pay a fair amount if it means I can hand all the stress over to someone. The problem is I can find letting agents, but they won't touch a tenant with arrears anyway (which they have) and I can find legal firms for the eviction side of things. But are there companies who would do it all? What do I look for?

I think I would be concentrating on the eviction process and using a good company.If the tenants use the undone repairs as a reason to challenge the eviction such a company will be experienced and used to such a situation.

I think the problem will be not just in finding a "one stop shop" but even if you do, you will need to supply them with documentation to prove that al the formalities were complied with at the start of the tenancy as you may otherwise struggle with the eviction. Did you DIY or use a letting agent? If the latter then get everything from them before going any further.

Realistically though why would a letting agent take on a tenant who is tricky as well as a property needing work (without extracting exorbitant amounts of money from you!)?

I can't imagine anyone would want to do both under one roof, they're completely different tasks. Although letting agents will find themselves involved in repossessions, it's not something many would claim to be specialist in, and most wouldn't want to offer that as a service to a new client.
