What to do if Tenant leaves property without notifying you?

Hi,

There tenancy is up  31/8/2013
Section 21 is in place for that date.
Received no rent for last couple of months.

My question is is this, what can I do regards a property if I believe the tenant has left. And they have not informed me?
Am I allowed to enter after the 31st Aug if I believe it has been left empty?

My tenants rent was stopped by housing benefit. I rang, text and emailed but no response. I put a letter through their door saying I was going to inspect the property in 48 hours and please contact me if this was inconvenient. 48 hours later I went in and the property was empty of possesions and had been broken into. I decided the property had been abandoned called a locksmith and glazier to make it secure. I called the police and notified them and they said they had attended a break in but found no evidence of the culprit.

It took another month to find out the tenants were on remand. Technically they were entitled to HB payments whilst on remand to keep the house open and Shelter the housing charity were acting on their behalf to try and get them into the property but when I said the property had been abandoned without notice in contravention of the AST contract I had with them they agreed that I had acted reasonably. It helped that I had no intention of chasing for lost rent or damages. The DPS were very good in releasing the deposit to me as well.

The property is now let out again and the tenants have a new landlady, Her Majesty.
